Choosing the Right Asphalt Solution for Your Parking Lot
Option 1: Pave Over (Asphalt Overlay)
An overlay places a new layer of fresh asphalt — typically 1.5 to 2 inches — directly on top of your existing pavement. No material is removed. The existing surface is cleaned, significant cracks are filled, and the new layer is compacted over it. An overlay makes sense when the pavement is aging but structurally intact, cracks are surface-level with no alligator patterns, and drainage flows correctly with no ponding. It is the most affordable option upfront — but only works when the base beneath is healthy. Placing new asphalt over a failing sub-base is like painting over rust: the underlying problem pushes right through. Expected lifespan: 8–12 years on a sound base, with crack sealing and seal coating every 3–5 years.
Option 2: Mill & Pave
Mill & pave removes the existing worn asphalt surface — typically 1.5 to 3 inches — using a milling machine, then installs a fresh layer of new asphalt in its place. Unlike an overlay, it doesn't raise the grade, so proper drainage slopes can be restored. Mill & pave is the right call when the surface is significantly deteriorated but the base still has structural integrity, when prior overlays have already raised the height, or when rutting and drainage problems need to be corrected. Because milling removes the old surface entirely, you start fresh without raising elevation. The key caution: milling alone won't fix a compromised sub-base. If water has infiltrated the base layers and weakened them, new asphalt on top will fail prematurely. Expected lifespan: 15–20 years with routine maintenance — crack sealing and seal coating every 3–5 years.
Option 3: Mix in Place (Full Depth Reclamation)
Full depth reclamation — also called mix-in-place or pulverization — is the most comprehensive rehabilitation method short of full excavation and reconstruction. A reclaimer machine grinds the existing asphalt and a portion of the base material into a uniform mixture. Stabilizing agents (Portland cement, asphalt emulsion, or lime) are added to bind and strengthen the reclaimed material, creating a new stabilized base layer. Fresh asphalt is then paved on top. Think of it as rebuilding the lot from the ground up — using the existing materials as the raw ingredient for the new base. Full depth reclamation is the right call when: the pavement shows alligator cracking across more than 25–35% of the surface; there are depressions, heaving, or soft spots where the asphalt flexes or sinks underfoot; water has infiltrated and compromised the base layers; or prior repairs keep failing in the same areas — a sign the failure is structural, not surface-level. The sub-base is the compacted aggregate layer beneath the asphalt that provides structural support. When it's compromised — by water infiltration, heavy load cycles, age, or poor original construction — the asphalt above has no stable foundation and will crack and fail prematurely regardless of how thick the new surface is. Telltale signs: alligator cracking, depressions that return after patching, and areas where pavement visibly flexes under load. By grinding and stabilizing the existing materials into a new engineered base, full depth reclamation resets your parking lot to a new construction baseline — without excavating and hauling away all the existing material. The process is more efficient, more environmentally responsible (all materials are recycled in place), and produces a result that rivals or exceeds a ground-up rebuild. Expected lifespan: 25–30+ years on the new surface, with routine maintenance. This is the longest-lasting solution for a parking lot that has reached the end of its structural life.
